Review: Great stuff - Great stuff! Making new home air tight
Review: Great way to seal bottom of garage siding before putting new over top - Decided to re-side my garage with new 4 x 8 LP Smartside panels. Existing siding is also 4 x 8 plywood paneling in rough shape paint-wise but still pretty solid. There were a few spots where the old paneling was below grade and got moisture damaged. Basically the inch of siding that overhangs the slab. Not wanting to pull all the old paneling I decided to just go over it with new. I trimmed out the bad spots with a rotating tool and then used this to seal and flash the old paneling. Bought a sausage gun on desertcart as well as the angled tips. Amazed at how much easier sausage guns are to use compared to the traditional caulking guns. I watched a YouTube video of a guy using a similar product called Procoso R-Guard Fast Flash. I didn’t like that it was pink/red. I was going to buy them from desertcart and noticed this as a recommended product. I like that it’s black, especially since in my case the bottom of it will be visible on the slab that is exposed and above grade around my garage. I fixed the grade around the garage and then used light green 3m Rough masking tape about an inch below the old panel so I could pull it and get a straight line when I was done. Worked really well. This stuff will stick to about anything. I ran a bead on the underside lip of the panel, also on the very bottom face of the panel (about 1.5 inch), and also the exposed slab below the overhanging panel. Then used a chip brush to spread it just like the video I watched for the other product. Basically creating a painted on Z flashing. Again very happy with the result. I did this in Nebraska in June which was high 80s and 90s temps over two weekends and pretty humid. No issues with not sticking. I did sand the old panels with a power sander where this stuff was going so I could remove all the peeling paint and have a good surface for it to adhere to. Stuff is very sticky. Use nitrile gloves, lots of them. And wear old crappy clothes. I did one side of the garage at a time. Stuff starts to skin over within an hour, it’s still very tacky, and you can keep painting on more if you’d like. Pulled the tape at the bottom once I finishing painting a full side of the garage and it had started to skin. Tape comes off no issue and flash falls back into place with a fairly clean line. Basically feels like a tacky rubber after it dries. I’m happy to find a solution for flashing the bottom sill in my unique situation on an old garage where the mud sill is sitting right on the slab. It’s sealing all the cracks from pests, making the sill more air tight, and water proofing all at the same time. The uneven parts I had where I cut away the rotted parts of the plywood were no issue to seal with this as it sticks to anything you paint it on. The only question unanswered for me at this point is how long will it last? Tube says 30 years but I never understand how a product just coming to market can know that? I did try using the plastic spreader on one side as that is how Zip shows to put it on. I bought cheap yellow automotive ones from desertcart. But found in my case with the overhang of the panel, it was easier to use a 1inch chip brush. The plastic spreaders may be great for doing mud sill boards before installing on new construction but again in my unique application they weren’t the best. Plan to run 1x4 PVC Water boards on the bottom, over this liquid flash to make my new panels sit 6 inches above grade like they are supposed to. Hope is the bottom exterior edge won’t rot out on me by using this and PVC boards. Time will tell. I ordered from the Huber 3rd party reseller and each tube came inside a sealed plastic bag. Might be worth ordering your tubes without other products that can poke holes in the tubes just in case. Mine were all new tubes that wasn’t expired. My garage is 22’ x 18’ and I ordered 11 tubes not knowing how much I’d end up using. I probably could have bought 8 and been fine for what I did.

**Q: Where did you use this flashing besides windows and doors?**

Liquid flash bonds to a variety of materials, including: wood, concrete, masonry, architectural metals, glass, PVC, FRP, EPDM and most other building materials

**Q: What is the shelf life of this product?  Does this supplier have newer tubes?**
A: The shelf life for this product is 12 months.  Any/All material fulfilled through Amazon is new.

**Q: Can this be applied to tyvek that is already stapled to plywood?**
A: I don’t believe so. The liquid product would be best applied to the plywood directly. I don’t think it will adhere to the tyvek that well. Love the product, works very well but I only use it on zip board then covered the zip board with tyvek.

**Q: Can it be used to fill small concrete holes in a foundation and make them waterproff?**
A: There’s not a simple answer for that, there are too many variables.  Concrete is porous, and unless you waterproof your entire foundation wall, water will find its way through.  So, if you use this product to fill holes it will most likely come in somewhere else.  I would recommend finding a different solution for your project.

This stuff is awesome. No more origami on window installs. Also works great as a bug sealer for that lowest coarse of sheathing and the concrete block. Only downside is the clean up can be messy. Get a quality sausage gun with the correct tip for your desired application.
