Very Informative
Most books I have read on raising capital are pretty generic and don’t dive into the deal structure the way Rob has in this book - I greatly appreciate the knowledge and insight!

Another winner from Rob Beardsley!
Just wrapped up Rob Beardsley’s Structuring and Raising Debt & Equity for Real Estate and it did not disappoint. As a commercial real estate investor, it’s imperative to have a foundational understanding of the different loan products, debt sources, and potential equity partners. More importantly, it is vital to recognize the various structures available to bring all of the aforementioned pieces together and close a deal. Rob did a brilliant job explaining these concepts and laying it out in a way that will benefit folks in a variety of circumstances and situations. I only wish he would've written it sooner, as I can think of a handful of times where the knowledge in this book would’ve enabled me to move forward with a deal instead of backing out. Another winner from Rob!

AWESOME...STR8 TO THE MILLIONS
I love the writing style. You can tell he is a businessman. He gets str8 to the point. No fluff and fillers. He fills in every blindspot. For example: -How much equity should be preferred? -What is debt vs equity in detail? Highly recommended read. I will forever recommend this book!!!

Written for peers, not newbies
I am sure this book is good, so I will persevere. The author clearly has comprehensive experience on the subject of debt and the book is written as if he were addressing a conference of peers/bankers. Certainly not for the faint of heart. The beginning investor will need to persevere though this and read it a few times. The author speaks of complex concepts as if the reader already knows what they are. He does not define the concepts or provide any preamble to set the reader up to understand. If you are already familiar with raising and structuring debt, this book may help take you to the next level. If you are new to the business, this may not be the book to begin with.

This book deserve a five star rating. I like the real situation practical examples the author has used in this book are easy to understand. I recommend this book to someone who want to become real investor as a GP/Sponsor. This is a must read book.

You could spend 2 years researching commercial real estate..
… or buy this book. I’m a small residential landlord who wants to get into the commercial side, but heard it’s a totally different animal and I don’t know anyone to show me the ropes. This book is a general overview; it describes the process of commercial lending from a 30,000 feet perspective. It’s definitely going to help if you have a business degree or understand some accounting/finance terminology. Yeah all of this info is probably out there somewhere for free. But I’d rather spend $8.00 and save months (or years?) of trial and error.

Great book and we’ll worth the read
Rob very clearly lays out the different ways of structuring the Capital stack with different capital partners, including retail equity investors, institutional equity investors, and lenders. Very much worth the read if you’re thinking through structuring your real estate deal, the terms you plan to offer, and how to align yourself most closely with your capital partners.

Great book, filled with experience from the trenches
Rob takes highly complex and nuanced details of capital raising and makes its simple to understand, follow and learn from. Would highly recommended the book for people looking to understand all the moving pieces in private real estate financing.
