I'd try it for water stains because of the completed coverage on the darker mold stains. Seems as opaque as would be needed.... **Q: Need to wait 2 days before applying second coat to undersink area. Is that a problem?** A: I do not know for sure; I used the stuff in an un-ventilated cupboard and applied 2 coats as 1/day. I do not recall anything thing that conditioned application other than to be sure that the previous coat was dry. Clearly there is some chemical reaction going on, but once dry one may imagine that the process is complete? Good luck. **Q: Did this get rid of mold? For how long? Did the mold come back later?** A: Yes it did get rid of the mold. There are a couple of spots where the mold is returning but they seem to be areas that did not get as much paint but even those areas took about 6 months to return. I highly recommend this item in fact I am planning to order more for another room.
